It isn’t all up to the Realtor when selling a home. Homeowners need to help the Realtor by getting a home ready for show day, making it more attractive to potential buyers.
Homeowners need to be extremely critical of their home and yard and try to look at it through a buyer’s eyes. Start by using this list before show day.
The Outside
Curb Appeal
Take a glance at the garden, fencing, and perimeter wall. Often a coat of fresh paint is all that is needed, but anything broken should be fixed. You can plant flowers or trim trees, as well.
The Walls of the Outdoors
Cracks, peeling paint or dirty exterior walls need to be cleaned, fixed and repainted, preferably in a neutral color that will appeal to a wider range of potential buyers.
Gutters, Roofing and Siding
It is recommended to take of these problems before selling the house.
Gardens
Mowing the lawn the day before will be like a haircut for your yard. Trees and bushes should be cleared from the walkway. Yellow has been found to be a good ‘sale’ color, so try to plant some yellow flowers near the entrance to the home.
Indoors
Paint Once Again
An instant facelift can be given to a home by paint. Again, choose neutral colors that appeal to a broad range of tastes.
Clean, neat and tidy
You will need a thorough spring clean before show day. Scrub everything – visible and invisible. Buyers will open cupboards, so clean them out very well.
Clearing the Clutter
Piles of magazines, boxes, toys, anything piled up around the house must either be packed away neatly, or removed until after the show day. Piles in the back yard of junk should be removed as well.
Issues with Pets
Not everyone loves pets, or the mess they make. Anything that says “pet” should be removed.
Bathrooms
Bright and shiny best describes what a bathroom should look like, so make sure all faucets and fittings are clean.
The last step in getting a home ready for show day is called home staging. This is where the homeowner ‘stages’ each room to look its best, whether by adding a bunch of flowers, displaying ornaments differently, or getting a few new pillows for the sofa.
A last clean up in the morning before the Realtor arrives should do the trick. Make sure all dishes are washed and packed away, no toys, clothes or shoes lying around. Make sure the kids didn’t unpack anything last minute. Go out for the day and hope some good buyers liked it.
