It can be profitable to have a look at some disregarded aspects which could make your home appear more appealing to possible buyers. Lighting effects is but one of those aspects which can easily and cheaply be added in, changed, or fixed and may provide your Ann arbor condos a required gain in an aggressive market.

1. The kitchen area is frequently what sells a home more than any other room in a house. Please take a good look at all existing lights. If the light accessories are outdated then it is worth the small expenditure to replace them with more fashionable lamps that use bright, long lasting and energy conserving bulbs. If the existing fixtures are good then make certain the bulbs are new and vibrant, the covers are cleaned out and any defective areas are fixed, or replaced.

2. If your kitchen doesn’t already have under cabinet lighting then you should consider installing it. This additional lighting removes shadows and illuminates the workspace. You might also consider under cabinet lighting for other work areas, such as dens, home offices and garages. These areas will stand out when the real estate agent shows the home.

3. The second most important room, or rooms, in selling a house is typically the bathroom. This room should also have sufficient bright lighting. If lacking, consider installing modern sconces on either side of the mirror, or adjustable, multi puck lights inset in the ceiling. If the fixtures are sufficient, again, make sure that they are clean and contain bright new halogen, xenon, or LED bulbs. The idea here is to provide plenty of light in the bathroom, where most of our detailed grooming takes place.

4. Walk through the remaining rooms of the house and make sure any dark, gloomy areas are attended to. Consider running low voltage LED strips down a long, shadowed hallway, or underneath the railing of a stairway. Track lighting is a wonderful addition to a family or entertainment room, as individual lights can be directed to specific areas depending on where it is needed for various events.

5. Be sure not to neglect outside lighting. Having sufficient light at critical points along the exterior of a home is just as important as inside lighting like the Ann arbor condos. Not only does it provide warmth to the home, but it also makes the potential buyer feel safe. Placing stylish lanterns on either side of a doorway will provide a safe area for guests to enter. Spotlights run along a long walkway and motion sensitive lighting placed at strategic areas around the house will add to the peace of mind.

The idea is to make the house “come alive” with bright, warm, modern light, eliminating shadows and depressing areas and giving the potential purchasers a sense of peace and tranquility while touring your home. Correct lighting effects can provide the key to making that significant sale more like the Ann arbor condos.
